Posted on July 22, 2026July 22, 2026 by admin

Main points

  • Average UK monthly private rent increased by 3.3%, to £1,388, in the 12 months to June 2026 (provisional estimate); this annual growth rate remained unchanged from the 12 months to May 2026.
  • Average rents increased to £1,446 (3.4%) in England, £843 (4.9%) in Wales, and £1,012 (1.3%) in Scotland, in the 12 months to June 2026.
  • In Northern Ireland, average rents increased to £877 (2.9%), in the 12 months to April 2026.
  • In England, private rent annual inflation was highest in the North East (6.3%), and lowest in London (2.2%), in the 12 months to June 2026.
  • Average UK house prices increased by 2.7%, to £271,000, in the 12 months to May 2026 (provisional estimate); this annual growth rate is down from 3.9% in the 12 months to April 2026.
  • Slowing of the UK house price annual inflation rate was caused by a base effect from a small monthly price rise in May 2026 and a large monthly rise in May 2025, following the April 2025 Stamp Duty Land Tax changes in England and Northern Ireland.
  • Average house prices increased to £292,000 (2.3%) in England, £215,000 (4.2%) in Wales, and £196,000 (4.4%) in Scotland, in the 12 months to May 2026.
